Renovating a unit you’ll live in and renovating one you’ll rent out are two different briefs, even when the floor plan is identical. An owner-occupier renovation optimises for how you personally want to live. An investment renovation optimises for how fast it rents, and how little it costs you in maintenance calls once it does.
Design for the tenant, not yourself
The biggest mistake investors make is renovating an investment unit the way they’d renovate their own home — personal taste, bespoke details, finishes that photograph well but don’t suit a broad tenant pool. Neutral, durable and broadly appealing consistently outperforms distinctive and personal when the goal is minimising vacancy.
The finishes that actually hold up
Tenant turnover means more wear than an owner-occupied unit sees in years. We specify accordingly: hard-wearing flooring over anything delicate, paint finishes that wipe clean and touch up easily, and cabinetry hardware rated for frequent use rather than the lightest-duty option. It costs slightly more upfront and considerably less over a multi-year hold.
Speed to market matters more than you think
Every week a unit sits empty is a week of yield lost that can never be recovered — which is why our fixed, fast turnaround matters as much for investors as the finishes do. A renovation that takes three months instead of a few weeks isn’t just slower, it’s a direct hit to your annual return.
The best investment renovation is the one that’s already tenanted by the time a slower renovation would still be under way.
What we specify differently
For investment and show-unit work, we default to a tighter, pre-approved palette of finishes we already know perform well under tenancy, which is also how we keep these renovations fast without cutting quality.
