5 Renovation Mistakes That Cost Malaysian Homeowners Time and Money
The same five mistakes show up on almost every renovation we’re called in to rescue. Here’s how to avoid them from day one.
Most renovation disasters aren’t caused by bad contractors — they’re caused by decisions made in the wrong order, or not made at all until it was too late to change course cheaply. These five show up again and again.
1. Choosing finishes after work has started
Tiles, worktop material, hardware finishes and paint colours should all be locked in before demolition, not decided “along the way.” Every mid-project change means re-ordering, re-scheduling trades, and usually paying a premium for rushed delivery.
2. Underestimating what’s behind the walls
Older units especially can hide outdated wiring, degraded plumbing, or waterproofing that’s already failed. A proper site survey before quoting catches most of this early — skipping it just moves the discovery (and the cost) to the middle of the project instead.
3. Prioritising look over layout
A beautiful kitchen with a bad workflow, or a living room laid out for photos rather than how the household actually moves through it, is a renovation that looks right and lives wrong. Layout should be resolved before a single finish is chosen.
4. Ignoring building rules until the last minute
Especially for condos: JMB permits, lift booking, waterproofing sign-offs and permitted working hours all take time to clear. Starting this process late is one of the most common (and most avoidable) causes of delay.
5. Choosing the cheapest quote without comparing scope
Two quotes for “the same renovation” rarely specify the same materials, carpentry grade or scope of works. The lowest number is often the lowest because something’s been left out — not because it’s a better deal.
