Ask ten homeowners what their renovation cost, and you’ll get ten different answers — because the number was never really about square footage. It was about decisions. What actually drives the price

Four things move a renovation budget more than anything else: how much of the existing layout you keep, how much wet work (plumbing, waterproofing, hacking) is involved, what level of carpentry you specify, and how many trades need to be coordinated at once. Cosmetic refreshes — paint, lighting, loose furniture — are the cheapest lever by far. Moving a kitchen wet point or reconfiguring a bathroom is the most expensive, because it touches plumbing, waterproofing and often the building’s own approval process.

Custom carpentry is the other quiet multiplier. A wardrobe carcass in laminate board versus one in a higher-grade material with soft-close hardware can differ by 40–60% for the same footprint, and most homeowners only feel that difference once the quotation lands.

A realistic per-room breakdown

  • Cosmetic refresh (paint, lighting, minor carpentry): the lightest lift, usually completed within weeks
  • Kitchen renovation: typically the single most expensive room per square foot, driven by cabinetry, worktops and wet points
  • Bathroom renovation: dominated by waterproofing and tiling labour, not fixtures
  • Full-unit renovation: scales with how much layout change is involved, not just floor area
